La presente tesis tiene como objetivo desarrollar un estudio para evaluar la factibilidad técnica
y económica para descentralizar el Almacén Central de la Caja Municipal de Ahorro y Crédito
Cusco S.A (CMAC CUSCO S.A.), Cusco, 2019.
En el primer capítulo se realizó el planteamiento del problema, encontrándose un crecimiento
sostenible, así como una expansión de las agencias de la Caja Municipal de Ahorro y Crédito
Cusco S.A durante los últimos años, sin embargo, el almacén central mantuvo sus
características iniciales, en cuanto a tamaño, infraestructura, distribución de áreas, que no han
ido de la mano con tal crecimiento. Por lo que se consideró conveniente realizar un estudio para
poder analizar la factibilidad de una descentralización del almacén central. Además, con la
finalidad de establecer el marco referencial de la investigación, se revisaron diversas literaturas
que tenían que ver con el tema, las cuales luego de su análisis y clasificación se ha construido
el marco teórico.
En el segundo capítulo se desarrolló el estudio de mercado donde se realizó los aspectos
generales. Además, se realizó el análisis de la demanda y la oferta de los últimos cinco 5 años
agrupándolos en cuatro 4 diferentes tipos de materiales (de escrito, electrónicos, papelería y
formatos y materiales promocionales) con sus proyecciones respectivamente.
En el tercer capítulo se seleccionó la localización más adecuada para la descentralización del
almacén central, mediante un análisis de factores de localización a un nivel de macroentorno y
microentorno considerando variables como lo es en el ámbito social, económico y geográfico,
estos por estar estrechamente ligados a las labores del almacén. Donde de las posibles regiones
donde está presente la Caja Municipal de Ahorro y Crédito Cusco S.A bajo el concepto de
macro localización y micro localización utilizando factores ponderados, la ubicación más
óptima para la descentralización se encuentra en la región de Arequipa, en el distrito de
Yanahuara con puntajes de 7.47% y 7.44% respectivamente.
En el cuarto capítulo se desarrolló el tamaño de planta a partir de un análisis interrelacionado
de los parámetros de tamaño. Donde en la relación tamaño – tecnología, se determinó su tamaño
en función de las características de los procesos. Además, en la relación tamaño – inversión al
ser el almacén de la Caja Municipal de Ahorro y Crédito Cusco S.A. este será autofinanciado
por la misma. En el quinto capítulo se desarrolló la ingeniería del proyecto donde se realizó la definición
técnica del servicio, las tecnologías existentes, el proceso de producción, las características de
las maquinarias y equipos. También se realizó los requerimientos (insumos, servicios y
personal) y la distribución de planta con los dispositivos de seguridad y la tabla relacional entre
actividades. Además, con el estudio del impacto ambiental se determinó que el proyecto no va
a generar residuos sólidos, líquidos, peligrosos y que la institución está comprometida con el
reciclaje de papel o derivados.
En el sexto capítulo se detalló la forma de distribución del organigrama, así como las funciones
del personal y la cadena para la toma de decisiones que están alineadas con los intereses
institucionales.
En el séptimo capítulo se realizó los aspectos económicos y financieros donde se presenta la
inversión requerida, los costos de producción, los presupuestos operativos y financieros;
considerando también una proyección del costo de materia prima hasta el año 2024. Se analizó
también las diferencias de costo y tiempo del almacén central en comparación con un almacén
descentralizado logrando hallar resultados eficientes para el proyecto. También se elaboró los
estados de resultados y flujo de caja económico y financiero respectivamente.
En el octavo capítulo, en la evaluación económica se encontró que el VAN es de S/. 546,918.96,
la TIR es de 78.53% y el B/C es de 2.93, dando por resultado que el proyecto es factible. En la
evaluación financiera se obtuvo un VAN financiero de S/. 290,321.20, la TIR de 46.18% y un
B/C de 1.10; los resultados hallados confirman que el proyecto es favorable tanto económica
como financieramente. The present thesis aims to develop a study to evaluate the technical and economic feasibility to

In the first chapter, the problem was presented, finding a sustainable growth, as well as an
expansion of the agencies of the Caja Municipal de Ahorro y Crédito Cusco SA in recent years,
however, the central warehouse maintained its initial characteristics, in in terms of size,
infrastructure, distribution of areas, which have not gone hand in hand with such growth.
Therefore, it was considered convenient to carry out a study in order to analyze the feasibility
of a decentralization of the central warehouse. In addition, in order to establish the reference
framework of the research, various literatures that had to do with the subject were reviewed,
which after their analysis and classification the theoretical framework has been built.
In the second chapter, the market study was developed where the general aspects were carried
out. In addition, an analysis of the demand and supply of the last five years was carried out,
grouping them into four 4 different types of materials (written, electronic, stationery and
promotional formats and materials) with their projections respectively.
In the third chapter, the most appropriate location for the decentralization of the central
warehouse was selected, through an analysis of location factors at a macro and microenvironment
level, considering variables such as in the social, economic and geographical
areas, these being closely linked to warehouse work. Where of the possible regions where the
Caja Municipal de Ahorro y Crédito Cusco SA is present under the concept of macro location
and micro location using weighted factors, the most optimal location for decentralization is in
the Arequipa region, in the Yanahuara district. with scores of 7.47% and 7.44% respectively.

In the fifth chapter, the engineering of the project was developed where the technical definition
of the service, the existing technologies, the production process, the characteristics of the
machinery and equipment was carried out. The requirements (supplies, services and personnel)
and the distribution of the plant with the safety devices and the relational table between activities were also carried out. In addition, with the environmental impact study it was
determined that the project will not generate solid, liquid, hazardous waste and that the
institution is committed to recycling paper or derivatives.
In the sixth chapter, the form of distribution of the organization chart was detailed, as well as
the functions of the personnel and the chain for decision-making that are aligned with
institutional interests.
In the seventh chapter, the economic and financial aspects were carried out, where the required
investment, production costs, operating and financial budgets are presented; Also considering
a projection of the cost of raw materials until 2024. The differences in cost and time of the
central warehouse compared to a decentralized warehouse were also analyzed, achieving
efficient results for our project. The statements of income and economic and financial cash
flow, respectively, were also prepared.
In the eighth chapter, the economic evaluation found that the NPV is S /. 546,918.96, the IRR
is 78.53% and the B / C is 2.93, resulting in the project being feasible. In the financial
evaluation, a financial NPV of S /. 290,321.20, the IRR of 46.18% and a B / C of 1.10; The
results found confirm that the project is favorable both economically and financially.
